Description
***ALL INTERESTED PARTIES WHO WISH TO VISIT THE PROPERTY MUST SIGN A WAIVER OF RELEASE OF RESPONSIBILITY AGAINST INJURY PRIOR TO ACCESS.***Identified by a leading Vermont Architectural Historian, this home, located near the town of Wallingford, Vermont, is an amazing example of an obscure timber frame joint known as the “triple bypass” as it has three mortise and tenon joints all coming together in one location. This style of joinery is believed to have been brought to Vermont from Northwestern Connecticut by the Egerton family, who built the home in the first half of the 18th Century. The addition was built sometime in the early 19th Century. Highlights include wide board construction, a paneled fireplace, original clapboard siding in the gable end between the original house, and the addition and a section of the original wood casings that enclosed the hand-hewn posts. This sale includes the barn structure which is mostly collapsed. Any remaining interior furnishing are included as well (interior pictures may or may not show what is actually left in the home). The home is also covered with a sturdy Vermont shingle roof (approx. 1,970 ft. sq). 1. The home is in a state of severe decline and collapse. Any buyer, contractor, or attendant is responsible for his/her safety while on the property. 2. The land owners on whose land this home sits are NOT responsible OR LIABLE for the health or safety of anyone who visits or purchase the home. 3. Additionally HUNT and PECK AUCTIONS, LLC is NOT RESPONSIBLE OR LIABLE FOR THE HEALTH AND SAFETY OF ANYONE WHO VISITS OR PURCHASES THE PROPERTY. 4. ALL ACTIVITY, DECONSTRUCTION AND REMOVAL IS AT THE BUYER’S RISK AND MUST BE COMPLETED PRIOR TO REMOVAL DEADLINE OF 30, August 2022. 5. Please call 540-742-1239 to schedule a preview appointment or questions.6. This is NOT a real estate auction - the land is not included, only the architectural salvage pieces from the house and structures.7. Buyer's are NOT responsible for the removal of any items they do not wish to take; those items can be left in place.
